Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We don’t list houses that we purchase. We are professional home buyers: We buy houses in Georgia that meet our purchasing criteria. We may repair the house and resell it to another homeowner or keep it as a rental.
Q: Do you pay fair prices for properties?
A: Yes, we assess the fair market value of a property and deduct the costs of any repairs, upgrades, clean up, tenant relocation, etc. There is a property discount for the guarantee of a fast, simple, cash transaction. If that’s what you’re looking for and you see the value in getting your house sold fast, we can come to a fair win-win price. Besides, our no-obligation pricing commitment means you don’t have to move forward with our offer, but at least you’ll have a back-up plan.
Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We assemble many pieces of information to come up with a fair price that works for both of us.
Q: Is it really as easy and quick to sell a house as you claim?
A: Absolutely! When you choose to sell your house for cash, it is the easiest real estate transaction you will ever have. Buying Georgia houses for cash allows us to avoid many of the pitfalls typically associated with retail transactions. We can skip inspections, appraisals and any other contingencies. Plus, we can close as fast as the attorney’s get the title work back. They can usually do it in 7 days
Q: Are there any Fees or Commissions to work with you?
A: This is another reason we stand out from the traditional method of selling your house. There are NO Fees & NO Commissions when you sell your house to Spire Home Buyers. Together we’ll create an offer that works for both of us and then we buy your house. No hassle. No fees. No Commissions.
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent markets property to prospective buyers with an average time to sell of 3-6 months. Typically, an agent’s commission is 6% of the sales price of your house. Agents provide a great service for those that can wait 3-6 months to sell and who don’t mind giving up some of that sale price for commissions. Spire Property Solutions buys houses, we don’t list houses. Since we’re actually the one buying the house from you and we pay with cash, we can usually make a decision to buy your house within one day.
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll look into the property and set up a call with you to find out more. We will provide you with guidance whether we buy your home or not. If the home is a match for us we will make you a cash offer that’s fair for both of us. From there, it’s 100% your decision on whether or not you sell your house to us.
Q: What kind of contracts do you use?
A: At Spire, we don’t believe in using one-sided, probably illegal, word document style contracts. We utilize impartial, court-tested, State Of Georgia approved real estate contracts to buy your house.
Q: Do you submit Earnest Money when you buy a house for cash?
A: Absolutely! If you are talking with anyone who doesn’t submit earnest money with a signed purchase agreement to buy your home, then you are not dealing with a legitimate house buyer. Earnest money is one of those contractual elements that helps make a contract legal and binding. Plus, it shows good faith between both parties.
Q: What is the biggest problem you have when buying houses?
A: Honestly, the biggest issue we see is when someone waits to long to contact us about selling a home. Usually, the bank has taken it back already or a tax lien buyer has foreclosed. Sometimes, the house has deteriorated so much that the cost to repair is so high and the Seller owes more on the home than its worth.
