Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for either one of us. Once you tell us a bit about your property and situation, we’ll look into what we can create. If the home is something we can buy, we will craft several options that work for both of us. If it’s not a home we can buy, we will provide you with guidance on what to do next. From there, it’s 100% your decision on whether or not you sell your house to us.
Q: Are there any Fees or Commissions to work with you?
A: This is another reason we stand out from the traditional method of selling your house. There are NO Fees & NO Commissions when you sell your house to Spire Home Buyers. Together we’ll create an offer that works for both of us and then we buy your house. No hassle. No fees. No Commissions.
Q: I need to close quickly, (or slowly) can you do that?
A: Absolutely! When you choose to work with us, we will craft a solution that works for your timeline. Many of the sellers we buy houses from choose to close in about 30 days so they have the time they need. Some Sellers want to move at a different pace. We can close in as fast as a week or so if necessary. Or on the other side, we can schedule your closing further out so you can be confident knowing your house is sold to allow you to focus on what’s next!
Q: What kind of contracts do you use?
A: At Spire, we don’t believe in using one-sided (probably illegal) home drafted contracts that we see other companies use. We use the Georgia Real Estate Commission Approved real estate agreements to buy your house. These documents are impartial, court-tested and standardized by the state of Georgia Association of Realtors.
Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We don’t list houses for sellers like a traditional real estate agent. We are professional home buyers: We buy houses in Georgia that meet our purchasing criteria. We may repair the house and resell it to another homeowner or keep it as a rental.
Q: Do you pay fair prices for properties?
A: Of course! We assess the After Repaired Value of a property and deduct the Selling Costs, Holding Costs, Renovation Expenses and Profit Margin to determine the qualifying price. There is a value exchange for the guarantee of a fast, simple, cash transaction. If that’s what you’re looking for we will be able to come to a win-win price.
Q: How do you determine the After Repaired Value of my house?
A: We narrow in as tight of a radius on the property as we can get to identify recent sales of on-market, vacant, renovated properties. We assess current market status and where it is trending along with the time of year and any potential variances that affect home values. We assemble many pieces of information to come up with a fair price that works for both of us.
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent markets property to prospective buyers with an average time to sell of 3-6 months. Typically, an agent’s commission is 6% of the sales price of your house. Agents provide a great service for those that can wait 3-6 months to sell and who don’t mind giving up some of that sale price for commissions. At Spire Home Buyers, we buy houses. Since we’re actually the one buying the house from you and we pay with cash, we can usually make a decision to buy your house within one day.
Q: Do you submit Earnest Money when you buy a house for cash?
A: Absolutely! If you are talking with anyone who doesn’t submit earnest money with a signed purchase agreement to buy your home, then you are not dealing with a legitimate house buyer. Earnest money is one of those contractual elements that helps make a contract legal and binding. Plus, it shows good faith between both parties.
Q: What is the biggest problem you see when buying houses?
A: Honestly, the biggest issue we see is when someone waits too long to contact us about selling a home. Usually, the bank has taken it back already or a tax lien buyer has foreclosed. Sometimes, the house has deteriorated so much that the cost to repair is so high and the Seller owes more on the home than its worth.
